A Step by Step Guide to Buying a Property
Finding the right property
After an informal chat with our customer service team to find out what you desire, we will compile a list of properties to suit your specifications and budget. We will then take you on a no obligation, free viewing tour to see the properties and personally meet the developers.

Reserving property with a deposit
Once you have chosen and reserved a property, we can find you a solicitor to make searches, check contracts and make necessary applications. He/She can open local bank accounts, handle permit and transfer formalities, certificates, and organise payments. Both seller and buyer can give power of attorney to a third party to attend and conclude the transfer on their behalf.

Signing the contract
Once the contract of sale is agreed and signed, a deposit paid and schedule of payment arranged, a date for the next installment is set up. This is around 25%-30% of the price and usually paid within 4-6 weeks from signing the contract. When the developer receives this, the contract is registered with the Land Registry office, protecting the owner's rights until title deeds are issued and transferred to the buyer's name. Once with the Land Registry, the contract cannot be withdrawn and the property cannot be leased, sold, transferred or mortgaged by or to another person or developer without the buyer's signature.

Delivery of the property
Payments (for new and resale property) are in stages. Depending on the delivery date (new) the payment period can last from 6-24 months. The last payment is made when your property is fully completed including interior, exterior and landscaping.

Receiving the title deeds
Obtaining title deeds is quite different from the UK. Once you have signed the sales agreement and paid the first installment, the contract must be in writing and registered at the District Land Registry Office within 60 days from the contract date (standard practice). After that you legally own the property and cannot be gazumped as the property has been taken off the market. When issued, the title deeds are registered in the buyer's name and recorded in the government archives. For new or properties under construction (purchased from plans) it can take between 2-5 years to receive the deeds. This is due to the Land Registry System of Cyprus which traces the history and ownership of each piece of land. It is best to have legal advice when signing the documents and if you choose, we can recommend a reputable solicitor, whose job will end when you receive the title deeds.

Paying transfer fees
When the title deeds are ready, the buyer must pay transfer fees. This is calculated by the Land Registry Valuer (based on the property price on the day of the original transaction). If the property is in joint names, the transfer fees are significantly less.
